Vancouver’s housing covers a wide range: an older core near Fort Vancouver, postwar and 1960s-and-later suburbs, and newer builds around Salmon Creek and east of I-205. The decades differ, but the rain and the heating season are the same, and a window that was standard in 1975 is not standard now.

What tends to go wrong

In the older postwar neighborhoods, we see aluminum sliders and first-generation vinyl windows with failed seals. A foggy pane that never clears is a failed seal, not a cleaning problem (see fogged windows). Closer to the historic core, the usual problems are wood sashes that stick, drafts at the lock, and single-pane glass that loses heat all winter. Newer Salmon Creek and east-county builds are usually fine. When they are not, it is typically a builder-grade window worth a second opinion, not a structural issue.
